The vision of this project is to build a new property specifically designed for National Disability Insurance Scheme participants who are looking for the very best in disabled accommodation. In doing so, Mountain Assets hopes to help alleviate the drastic shortage of such accommodation on the northern beaches and set the standard for future such developments.
The project, through its specialist consultants and advisers, will develop accommodation for people with disabilities, where rent payments are made on their behalf under the NDIS. The property will target the above-average residential market rates that are published by the NDIS for specialized accommodation for the disabled (SDA). Rental terms for this type of accommodation are generally longer than standard residential rental terms. The project engaged SDA Home Choices (SDAHC) to ensure high occupancy rates for the project.
SDAHC is an NDIS Accredited Disability Accommodation Provider that operates under the rules of the NDIS Quality and Safeguards Commission to safely accommodate and protect people with disabilities.
The SDAHC has provided commercial consultancy services to the project to ensure that the most suitable design is carried out by The George Group Pty. ltd. . However, the design can accommodate a wide range of tenants with disabilities.
SDAHC registers each unit with the NDIS and ensures compliance upon completion and before tenants move in. The SDAHC coordinates the appointment of an Independent Living Support (SIL) provider to provide 24-hour care to tenants. The SDAHC is also responsible for ongoing compliance with the NDIS, safekeeping of leased property, claiming SDA payments from the NDIS, and payment of reasonable authorized expenses.
The NDIS is an initiative funded by both the Commonwealth and State governments and as such rental returns are securely guaranteed provided the NDIS participant and housing provider remain eligible. This makes SDA an attractive and stable investment compared to standard residential rental accommodation.
The property development project involves the construction and letting of specialist disability accommodation on a property in Dee Why NSW for NDIS participants who have high support needs and are eligible to access SDA funding in the framework of the NDIS. Many of those who would qualify for SDA funding under the NDIS do not live in the SDA, but the majority rely on social housing, elderly housing, individual private tenancy arrangements or family living.
The Dee Why site was selected due to the large unmet demand for SDA on the Northern beaches. Research revealed an insufficient supply of new housing for people with disabilities and a volume of potential tenants with significant physical disabilities eligible for this product.
With the cost of land being so high in Dee Why and surrounding areas, it seems highly unlikely that there will be any oversupply in the years to come, i.e. high land values are a significant impediment at the entrance where land is to be purchased for development as SDA. The location is deemed highly desirable for people with disabilities due to proximity to all accessible amenities and access to allied healthcare professionals and is also within the catchment area of the new Northern Beaches Hospital.
Under this offering, the project offers eligible investors the opportunity to purchase notes that entitle them to fixed returns of 10% per annum (paid monthly) for a period of four years.
